Douglas Elliman has announced that Noble Black & Partners, the firm’s No. 1 large team in New York City by gross commission income, and No. 2 team nationwide by gross commission income and volume, has expanded its reach into the Hamptons region with the addition Averitt Buttry and William Schumann. Headquartered in Douglas Elliman’s Sag Harbor office, the team will work throughout the Hamptons.

Founded by senior partners Noble Black, Jamie Gagliano and Glenn Davis, Noble Black & Partners is a private real estate office that offers strategic advisory and sales and new development services with the resources and reach of Douglas Elliman and its global partner, Knight Frank Residential.

“It is my great pleasure to reach this milestone in my pursuit of delivering client-first residential advisory services in the markets that are aligned with the needs and location preferences of our clients,” Black said. “The Hamptons represent a natural extension of our New York City business and a personal home for me over a decade.

“In expanding our presence to the Hamptons, we were guided by our values of authentic service, deep local expertise and resolute commitment to representing and protecting the interests of our clients,” he continued. “Our newly established team is an embodiment of our beliefs — supported by a deep local connection and profound knowledge of the Hamptons and the intricacies of its real estate business.”

The expansion comes on the heels of the team’s record-breaking sale of The Claxton House, which went into contract in less than two weeks from its listing date. Designed and owned by renowned interior designer Bryan Graybill, the Sag Harbor home, located at 8 John Street, was co-listed by Noble Black & Partners, Elliman’s Erica Grossman and Hedgerow Exclusive Properties for $14.95 million. Elliman’s Rima Mardoyan Smyth brought the buyer to the deal.

“We are thrilled to officially welcome Noble Black & Partners to the Hamptons,” said Todd Bourgard, the CEO of Brokerage, Long Island, Hamptons and North Fork regions at Douglas Elliman. “This extraordinary team is made up of consummate professionals who are all deeply committed to exceptional service and consistently perform in the top echelon of the industry. With strong ties to the local Hamptons community and intimate knowledge of the East End market, Noble, Averitt, William and the entire team will undoubtedly continue to enjoy great success in serving their clients locally, in New York City and beyond.”

Buttry began his real estate career in Manhattan, with his focus shifting exclusively to the Hamptons 12 years ago. A licensed attorney in three states and the District of Columbia, he is also a former litigation attorney for a multinational law firm and a law clerk for two federal court of appeals judges. He is a graduate of Davidson College and holds a law degree from Wake Forest University. He resides in a restored circa 1742 home in Southampton Village, and is active in various social and civic organizations in the Hamptons and New York City, including serving as a trustee for the Southampton History Museum.

Born and raised in the Hamptons, Schumann has more than a decade of real estate experience on the East End, with insider knowledge of the characteristics of each hamlet and a deep understanding of the construction and local regulatory processes, according to Douglas Elliman.

Schumann is a graduate of East Hampton High School and Connecticut College in New London, Connecticut, where he earned a bachelor’s degree in environmental studies.

With more than $3 billion in individual sales, Noble Black is consistently ranked among the leading brokers in New York City and a permanent fixture among Douglas Elliman’s top three teams.

New State Law Protects Homeowners From Squatters

Legislation aimed at weakening so-called squatters’ rights was enacted as part of the New York State budget in April and became effective immediately. The legislation identifies the term “squatter” as one who enters onto a property or building without title, right, or permission, and therefore is not subject to the same rights and protections of lawful tenants, occupants or owners. This also makes it clear that squatters do not get any rights or protections after 30 days of occupancy. It has been designed to make it easier in some cases for police to intervene when someone enters a home without ... 23 May 2024 by Joseph Finora
