A newly constructed modern Amagansett residence by RTB Design and Shoshi Builders with views of a horse farm, the South Fork Country Club and the Atlantic Ocean has sold for $10.25 million.

At 669 Old Stone Highway, the home has seven bedrooms and eight full bathrooms and two half-baths across three floors, with multilevel terraces and a design intended for the ease of indoor-outdoor living. Outdoor amenities include a 20-foot-by-50-foot heated gunite pool with integrated spa and sun deck, an outdoor kitchen, a gas fire pit and an al fresco dining area.

Inside, the great room features 15-foot high ceilings, one of four fireplaces found in the house, and floor-to-ceiling windows. The first floor also includes a formal dining area, an eat-in kitchen and butler’s pantry, an office, a mudroom, one of three laundry areas, an informal den with a fireplace and views over the swimming pool. A two-car garage is attached.

The main level continues with a guest wing that comprises two junior suites, each with private decks.

A wood-screened floating staircase leads to the primary suite on the second floor, with a seating area, a fireplace, a marble-clad bathroom, a beverage center, an outdoor shower and a balcony with views to the ocean. Two guest bedroom suites complete the top level.

The lower floor features a gym, recreation area with a fireplace, a media room, a wine tasting room and cellar, a wellness area, storage, and two junior bedroom suites, each with access to the outside.

Evan Kulman of Compass had the listing.

“669 Old Stone Highway is an experience: From the moment you meander up the winding driveway to the second you step inside, you feel you have arrived at a very special place,” Kulman said. “The design, finishes and views are just spectacular.”

The deal closed on April 18, according to Suffolk Vision Inc., which identified the seller as Aster Blue LLC and the new owners as Scott Gordon and Lynn Wright.

New State Law Protects Homeowners From Squatters

Legislation aimed at weakening so-called squatters’ rights was enacted as part of the New York State budget in April and became effective immediately. The legislation identifies the term “squatter” as one who enters onto a property or building without title, right, or permission, and therefore is not subject to the same rights and protections of lawful tenants, occupants or owners. This also makes it clear that squatters do not get any rights or protections after 30 days of occupancy. It has been designed to make it easier in some cases for police to intervene when someone enters a home without ... 23 May 2024 by Joseph Finora
